Four bedrooms, each with its own ensuite wet room, all sitting on one level around an open-plan living space with room for ten people to spread out without tripping over each other. The Cartlodge is built for the kind of weekend where two families travel together, or three generations gather for a birthday, and nobody wants to argue over bathrooms.
The fully restored barn is laid out end to end on one floor. At one end, the open-plan kitchen and dining area opens onto the garden through wrap-around bi-fold doors. At the other end, the vaulted living room runs a hundred-inch smart TV along one wall and a pool table across the middle, with more bi-fold windows pulling the farmland view straight into the room. Each of the four bedrooms has a king-size bed, a private wet-room ensuite, and direct access to the main living space without anyone climbing stairs.
A separate games barn sits next to the lodge, with its own seating, a dartboard, table football, and a table tennis set. Between that, the pool table in the living room, and a one-acre garden with room for ball games and off-lead dogs, the younger half of the party organises itself. It is the kind of place where four teenagers can get through a long weekend without reaching for a phone once.
The hot tub is wood-burning, sized for six, and sits just outside the lodge with the same open-field view as the living room. Lighting it with logs on the first evening is part of the stay rather than a task. The water heats from a wood fire rather than a switch, so plan on a drink outside while it climbs up to temperature, and Catherine, who owns the lodge, will walk anyone through the setup who wants a hand. Robes and slippers live in the lodge, and a basket of extra towels sits by the back door for the walk between hot tub and shower.
The Cartlodge sits in the countryside just outside Rochford, on the quieter southern side of Essex, closer to the Thames Estuary than to the north coast. Rochford itself is a fifteen-minute walk down the lane, a small market town with bakeries, wine bars, and a train station that runs straight into London for anyone who wants a day in the city. The property is reached through a coded gate and keypad, and the one-acre grounds are fully enclosed.
Catherine hosts in a hands-on way. The welcome pack set on the kitchen counter on arrival usually includes a fresh white loaf and a brown loaf, a pot of homemade jam from nearby Doggetts Farm, a bottle of wine, and coffee beans ready for the machine. Robes and slippers come as standard, the hot tub towels are stacked separately, and she is quick to pick up the phone during the stay if anything needs sorting.
Leigh-on-Sea, twenty minutes down the road, is the day trip to aim for, with cockle sheds on the waterfront, a thousand-year-old fishing village tucked below the cliff, and fish and chips eaten at the sea wall. Southend beyond it has the longest pleasure pier in the world, plus the Adventure Island theme park for when the children need a loud day out. Along the front, a Rossi ice cream is part of the trip for anyone who grew up on the east coast. Two Tree Island is a good paddleboard spot in summer, and the Thames Estuary walk runs for eight miles along the shore if anyone wants to clear their head on foot.
By the second evening, with the hot tub at full heat, the pool cues out in the living room, and a sunset framed in the bi-fold doors, the weekend has usually found its rhythm.
